FIBRA MTY ANNOUNCES ACCELERATED CASH DISTRIBUTIONS

Monterrey, Mexico, February 16th, 2023 - Banco Invex, S.A., Institución de Banca Múltiple, Invex Grupo Financiero, Fiduciario, as Trustee identified by the number F/2157 (“FIBRA MTY”), issuer of the real estate trust certificates (Certificados Bursátiles Fiduciarios Inmobiliarios or “CBFIs”) with ticker symbol “FMTY 14”, informs the investing public that, due to the Rights Offering announced on February 3rd, 2023 and initiated on February 15th, 2023 and to avoid cash distributions being negatively impacted by the increase in outstanding CBFIs from the Rights Offering, the Trust will i) pay the cash distributions from November 2022 to February 2023 ahead of schedule on February 24th, 2023, prior to the first CBFI issuance related to the Offering, and ii) pay March 2023 cash distribution in the same month, prior to the second and last CBFI issuance related to the Offering. Once the accelerated cash distributions are completed, the Trust will resume the original payment schedule.

Typically, for fiscal reasons, the generation of the cash distribution and the date on which it is paid has a 3-month lag. Therefore, paying cash distributions ahead of schedule will prevent the amount from being spread over a larger number of certificates, maintaining the same amount per CBFI for current investors.
